Booking & Payment
When can I tour the facility?

We are happy to invite you to come in for a viewing between 10am – 6pm on Mondays to Fridays and between 10:30am – 3pm on Saturdays.

How do I book?

It’s simple – just contact the accommodation team at Ravenscourt House to obtain the booking form which will need to be filled in with all relevant details. To secure and confirm the booking you will need to pay a £150 deposit. The payment can be arranged by credit card over the phone or by bank transfer.

Can I live near my friends?

We will certainly try to accommodate putting you in a room near your friend. The sooner you book, the better the chance of us having neighbouring rooms available. We need to know your friend’s name and need written confirmation from them that they want to be close to you!

How much do I need to pay to be able to book?

We require a deposit of £ 150, which is registered by us with DPS (Deposit Protection Service). It covers any potential damages, cleaning costs that might occur.

Will I get this back?

We will return the deposit within 30 days of your move out date, provided there are no damages, or outstanding rental fees due.

Do I pay council tax?

Students are exempt from council tax, so no, you do not have to pay it.  Please provide the onsite team with your Council Tax exemption document, which is provided by your university or college.

What form of payment do you take?

We accept rent payment only by UK debit cards or bank transfers.

Deposit payments can be still made by credit cards.

What if I change my mind about my booking?

Please visit our cancellation policy on our website.

When can I move in?

Your move in date will be your tenancy start date, if you require to arrive early please get in touch with us.

What is included in my rent?

The rent covers your room, all utility bills such as electricity, hot water and heating, basic contents insurance cover and use of the communal facilities. It also includes your 50 Mbps broadband connection.

Are my possessions insured in my room?

We have an agreement with Endsleigh, the No.1 student insurance provider. This cover does not protect laptops and phones or other items when you are outside your room, or all risks inside your room. 

Do I need to buy a TV licence?

Yes, every household or apartment in the UK must have TV license if they intend to watch live TV. Please refer to the TV license link http://www.tvlicensing.co.uk/students

What internet service do you provide?

50Mb broadband and WiFi throughout included in the rental package.

Who can be my guarantor?

The guarantor needs to be someone in full-time employment, either based in the UK or based in the student’s home country. The guarantor could be the student’s parent or guardian for instance. We would need to obtain the following documents from the guarantor:

  • Copy of passport or ID
  • Proof of address (copy of utility bill or bank statement)
  • Proof of full time employment (only international guarantors)
I don’t live in the UK and don’t have a UK bank account – what should I do?

You can still pay your rent by bank transfer. Please note that international transactions in general could take up to 7 working days for us to receive. Once you have arrived in the UK, with a proof of address letter given by us you will be able to open a UK debit account.

When do I need to pay my first rental instalment?

The first instalment must be paid 10 days before the tenancy begins.

What are the instalments dates?

1st instalment due on or before 1st September 2018

2nd instalment due on or before 1st December 2018

3rd instalment due on or before 1st March 2019

Living with us
Do you offer a cleaning service?

We would recommend our cleaning company should you wish to clean your room/flat, please enquire once you have moved in.

Can I have guests to stay?

Yes, so long as they are guests and do not live permanently on the premises. This is because we need to know how many people are living in the building should anything happen. Kindly ensure that each time your guest will sign in/out in our visitor book. Remember you are liable for your guest and you must look after them.

Can I have a party?

Yes, we have common rooms at Ravenscourt House where we hold regular events. You are allowed to socialise in your room too, but other residents must be respected and therefore noise levels will be controlled. Please be considerate.

Can I move rooms once I have moved in?

If you are unhappy with your room we will try to accommodate you. This is subject to availability and price.

Can I cancel my room?

Please visit our cancellation policy on our website or alternatively contact our accommodation team on site.

Can I live in the building if I am not a student?

We only able to accept students in full time education.

Is there a car park?

No, we do not have car park. Please do note the followings in your tenancy agreement under clause 9.4.8  As a resident at Ravenscourt House you are not permitted to hold a parking permit for any controlled parking zone in the local Council’s area and if issued with such parking permit you shall advise the Property Manager in writing and agree to surrender the parking permit within 7 days of moving into the Building.

Can I bring my bicycle?

You would be able to store your bicycle in the bicycles storage designated area.

Can I smoke in my room or in the building?

Our property is a non-smoking building. If you are caught smoking or tampering with smoke/fire detectors you will be liable for a fine as it’s against the law.

What comes with the room? What will I need to purchase before the move in date?

All our rooms are fully furnished but you will need to bring your personal belongings including bedding, towels, crockery and cutlery and cooking utensils.

How secure is my room?

Each studio has an electronic swipe card entry/locking system so that your belongings are safe.

Who do I contact if I have an emergency or problem?

You will need to contact the on-site accommodation team on our out of office number +44 (0) 20 3929 1959 or the emergency services, depending on the problem.

What is the cost of the laundry?

The washing machine costs £2.90 and the dryer is £1.40.

Tenancy
What is the tenancy agreement?

The tenancy agreement is a legally binding document between the landlord (owner) and the tenant (you). It sets out clearly defined rules of the building and the obligations of the Landlord and Tenant.

How long is the tenancy agreement?

Tenancy agreement at Ravenscourt House t is either 44 or 51 weeks depending on the room you choose.

When do I move in?

You can move in any time after 10am on the tenancy start date.

Can I extend my tenancy?

If you would like to extend your tenancy you must notify our accommodation team as early as possible to ensure your room has not been let to someone else. Bookings happen early every year, so we recommend you rebook early to avoid disappointment.

Can I vary the tenancy period?

Once you have signed the tenancy agreement, you cannot shorten the tenancy period.

Can I sublet my room (e.g. let through Airbnb)?

No, the tenancy you have signed prevents you from subletting your room. If you are considering leaving your room early, please notify the accommodation team in the first instance.

Can I change the tenancy move in date?

No, but you can move in any time after the tenancy starts.
